At Home in West San Jose
West San Jose covers the western edge of the city, bounded roughly by Stevens Creek Boulevard to the north, Highway 17 to the east, Highway 85 to the south and De Anza Boulevard to the west, where it meets Cupertino. It borders Santa Clara, Saratoga and Campbell as well, and that position against four other cities is the single most important thing about it.
The housing is largely 1950s tract construction, originally built as moderate cost homes for the families of the engineers and machinists who came for the valley’s first electronics boom. Those houses are now worth many multiples of what they cost, and a good share of them remain single story on flat lots, which is what makes this part of the city genuinely practical for anyone planning the next twenty years.
The school situation here is the thing that trips people up, and it moves prices more than almost anything else. Depending on the parcel, the eastern portion is served by Campbell Union School District with Campbell Union High School District, while the western portion falls under Cupertino Union School District with Fremont Union High School District. The Moreland district serves parts of the broader area too. The Cupertino and Fremont Union names carry substantial weight with buyers, and two houses a few blocks apart can differ in value by a great deal because of it. I verify assignment parcel by parcel on every listing and would tell any seller here to know theirs before setting a price.
For daily life this is one of the better connected corners of San Jose. Westfield Valley Fair and Santana Row are at the northern end, the Westgate and Saratoga Avenue corridors cover everyday shopping, and Cupertino’s Main Street and Cupertino Village are minutes west. Downtown Campbell with its restaurants and the Los Gatos Creek Trail is a short drive south, and that trail is the best flat walking route in this part of the valley.
The San Jose Public Library runs branches on the west side, the city’s Active Adults 50 and Over program operates at nearby community centers, and Good Samaritan Hospital and Santa Clara Valley Medical Center are both reachable within about ten to fifteen minutes.
Highways 280, 85 and 17 are all close, and the VTA light rail terminus in Campbell is a short drive. The Lawrence and Santa Clara Caltrain stations are ten to fifteen minutes north for anyone who needs the Peninsula.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. West San Jose trades well above that citywide figure, particularly where the Cupertino school boundaries apply, and the spread within the area is larger than most sellers expect. If you own one of these 1950s houses, a large share of what it is worth comes down to the school boundary and the land rather than the structure, and understanding that before you decide what to fix is most of the job.
