When selling a home in Silicon Valley, you want a process that’s fast, effective, and as stress-free as possible—without compromising on the price. In fact, you should feel assured that you will get an exceptionally high price for your home, rather than one that you may have been told is “realistic.”  My approach is designed to get your home sold quickly for the highest possible price – which will be tens or possibly hundreds of thousands of dollars more for your home than you could get selling any other way, or with any other agent.  All the while ensuring you experience a minimum of hassle and risk.

I work completely differently than all other agents.  That’s because I understand this whole business in a completely different way.  The service I provide is unique and designed entirely around two things:  you, the owner, and extracting the tens or even hundreds of thousands of extra dollars from the one buyer who will pay more for your home than anyone else on the planet.  I take a perverse thrill in getting the buyer to grossly overpay for your home and be very happy that they did.

The whole process begins and ends with you.  You’re not really hiring me to help you sell your house – what you’re actually hiring me for is to make sure you get the maximum amount of cash possible out of your house at closing, given your time frame and circumstances.  You want it to be quick, painless, and free of drama – without sacrificing dollars.

Setting an Appointment

The very first step of the process is to set an appointment with you, either at my office, your home, or virtually via Zoom or Google Meet.  This will be a discovery meeting, to reach a mutual decision: if I would be a good fit to help you achieve your goals.  I may not be the best agent for you, and it may be that I feel I won’t be able to help you get the result you expect.  If that’s the case, we’ll find out at that meeting, and part amicably.

Initial Seller Consultation

Selling a house isn’t about the house:  it’s about the seller.  It’s really about you, and the people who live in the house.  We’ll have an initial consultation to talk about your reasons for selling, your time frame, special considerations regarding your household and family, and what a good result would look like for for you.  Every situation is different, and I need to understand how I will be best able to serve you in order to give you the best possible experience.  I’ll want to hear what you need from me, your agent, to make sure that I clearly understand your needs, goals, timelines, and any special considerations. I need to fully understand your situation so that I can deliver the best possible experience for you.

To best serve you, I’ll need to make sure I am clear on this:

  • Where you are moving to
  • When you want to be there
  • What your concerns for the sale are
  • Your expectations for all phases of the sale
  • What your personal level of involvement with the process would be

Decide on the Right Pricing Strategy

I’ll provide you with a fast, accurate home valuation using advanced tools and my in-depth knowledge of the Silicon Valley market to give you my professional opinion of fair market value. This ensures you are clear-eyed about how much your home is likely to sell for, so that it is priced right from the start, avoiding costly delays.

I really feel that one of my biggest responsibilities as a listing agent is to help my clients set the right price for their property.  I encourage them to understand that instead of thinking about one specific price, they instead think about a pricing strategy that will set them up for success by getting multiple offers and selling for the very highest price that the market will bear. The decision about the list price is entirely my client’s to make, although I will make my recommendation based on my estimate of market value, their timeline and goals for the sale.

Signing a Listing Agreement

Once we’ve agreed to work together on the sale of your home and determined the right list price, we’ll sign a listing agreement for a period which is typically six months – even though your home will be on the market a small fraction of that time. The listing agreement will specify the list price at which we will market the property (although this can be changed), as well as my level of compensation and a separate addendum specifying how much compensation if anything you’d like to offer cooperating buyer’s agents.

Room by Room Review

After the agreement is signed, we get to work. The first thing I’ll do is a room by room review, where I will walk through the room and make detailed notes about what specifically should be done in that room.  Often, I will bring in a stager to walk the home with me to give additional guidance on improving the aesthetics of the room.  We will note items like specific repairs and/or cosmetic improvements, as well as the placement or removal of furnishings to show the space in its best light.

All exterior spaces of the property are included in this process as well.  Indoor/outdoor living is what California is all about, so the outdoor spaces deserve as much consideration as the interior.

Project Management Spreadsheet

Once the room-by-room review is complete, I put together a project management spreadsheet which I will share with you via Google Sheets.  It breaks down every single change or improvement that I think your property would benefit from to speed the sale and maximize the sale price.  Each item will have a priority from 1 to 3, and it will be assigned a person who will be responsible for completing that task – it could be the owner, a specific contractor.

Since this process is all about you, you’ll decide which items on the task sheet should be done, and which may be skipped. You can leave the work in my hands, or you’re free to take on any of the work yourself as you see fit.

The project management spreadsheet will also include materials which might be purchased, as well as a timeline from that date until closing.

This is a working document and will be continually updated as the project proceeds.  Items will be crossed off when complete and new items may be added and some removed if it is decided you’d rather not do that recommendation.  It will also track money spent so we can be sure to stay within budget.

Pre-Sale Inspections

In order to effect a wholly as-is sale, it is crucial that the seller do their inspections up-front.  While inspections are technically the responsibility of the buyer, it makes no sense to leave this to the buyer because if these inspection reports are not provided to the buyer before they make their offer, the buyer will in most cases insist on having an inspection period, and they will in all likelihood want to renegotiate the deal after they do their own inspections, costing you the owner thousands or quite often tens of thousands of dollars.

The inspections may also reveal serious issues with your property that may suggest altering your pricing strategy, or in some cases reveal items that ought to be fixed before going on the market (especially health and safety issues, like a leaking pipe, a bad roof, or hazardous electrical condition).

Home Preparation

Depending on the home’s condition and your goals and timeline for the sale, your home may not need much in the way of preparation at all. On the other hand, it may be that you want to do a considerable amount of work:  decluttering, cleaning, painting, landscaping, flooring, or more.  I always recommend that sellers focus on the low-hanging fruit, as these are the things that provide the most “bang for the buck” – for example, spending $2,000 on landscaping the front yard, thereby boosting curb appeal, might be expected to increase the sale price by $10,000.

Successful home preparation is really more about mitigating the negatives rather than trying to guess what kinds of enhancements buyers might want to pay extra for.  Getting rid of the obvious turn-offs that almost everyone hates pays much bigger dividends than guessing what the taste of your buyer might be in terms of colors, flooring, fixtures, and the like.

No discussion of home preparation would be complete without discussion Compass Concierge.  Through this program, Compass will advance the owner tens of thousands of dollars of the equity they already have in their home, which they can use to pay for expenses to help with the sale.  This can be very helpful for the many sellers who are equity rich but cash poor. This money can be used to buy materials, pay contractors, moving and storage expenses – anything that is in service of selling the home.

Pre-Marketing

Once we are satisfied with the curb appeal, we will begin pre-marketing:  with as a Compass Private Exclusive, or as a “coming soon” listing on the MLS.  The point of this is to begin to get the word out and build up interest in the property.  We want to ensure that when we go on the market, we have a head of steam and a cohort of buyers who are just waiting to get in the door already.  This way, we diminish the risk of accruing a high days on market which destroys value in the eyes of buyers.

The Compass Three Phased Marketing Strategy
