Cambrian Park
Cambrian Park covers a large part of southwest San Jose, and the name goes back to a Welsh born rancher called David Lewis who farmed here in the 1870s. Cambria is the old name for Wales, and he gave it to his land. The Cambrian Park name came into general use in the 1950s as the orchards gave way to housing, and Cambrian Park Plaza opened in 1953, its carousel sign still standing as a local landmark.
There is a jurisdiction nuance worth knowing. Most of Cambrian is within the City of San Jose, but a small unincorporated county pocket remains, and part of the area was annexed by the City of Campbell in 2012. On any specific property I establish which city or county jurisdiction actually applies rather than assuming from the neighborhood name, because it affects services and taxes.
The area also holds the We and Our Neighbors Clubhouse, originally built in 1892 and rebuilt in 1910, which is listed on the National Register of Historic Places and is a genuine piece of the valley’s agricultural social history.
The housing is predominantly 1950s and 1960s tract construction, detached single family homes on flat lots, with a strong share of original single story houses along with plenty that have been expanded. That combination of level ground and single level living is exactly what makes Cambrian one of the most practical parts of San Jose for growing old in, and it is one of the first places I look when a client tells me stairs have become the problem.
Schools are split across districts here, which is normal for this side of the city. The Cambrian and Union school districts serve the elementary and middle grades depending on the parcel, with Campbell Union High School District running Branham and Leigh high schools. Assignment moves prices and does not follow neighborhood lines, so I verify it parcel by parcel on every listing.
For daily life, Cambrian Park Plaza and the Camden and Union Avenue corridors cover shopping, downtown Campbell with its restaurants and the Los Gatos Creek Trail are minutes away, and the Pruneyard is close as well. That trail is the best flat walking in this part of the valley.
The San Jose Public Library runs a Cambrian branch, the city’s Active Adults 50 and Over program operates at the Camden Community Center, and Good Samaritan Hospital is close, which is a genuine advantage on this side of the city.
Highways 85 and 17 are both minutes away, and the VTA light rail terminus in Campbell is a short drive, putting downtown San Jose and Diridon Station on a single ride.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Cambrian generally trades above the citywide figure, with school assignment and lot size doing most of the work in any individual number.
