What's the best way to sell my Silicon Valley home?
The best way to sell is with a plan that's built before your home ever hits the market. The sellers who walk away with the most money here are the ones who price with real data, prepare the house strategically and launch with marketing that gets several qualified buyers competing at the same time. Getting those pieces right is also what makes the sale feel easy, because there are fewer surprises, fewer price reductions and fewer weeks of keeping the house showing-ready.
I've sold more than 460 homes over 23 years, and I use the same step-by-step process whether it's a condo in Santa Clara, a family home in Cupertino or an estate sale in Saratoga. It's built around two things every seller wants, which are the highest possible price and a sale that doesn't take over your life.
Common Questions from Sellers
🔹 How do you decide on the right list price?
I price from the data, not from a number designed to win your listing. You'll see the recent comparable sales, the homes you're competing against right now and how buyers in your price range are behaving, and we'll set a strategy that brings in the most buyers during the first couple of weeks, when a new listing gets the most attention.
🔹 Do I have to fix up the house before selling?
Not necessarily. Some homes sell best as-is, and others earn back far more than the cost of a few targeted updates like paint, flooring or landscaping. We'll decide together using real numbers, and I'll coordinate the vendors so you don't have to manage any of it.
🔹 What will I actually walk away with?
Before we list, you'll get a net sheet that estimates your proceeds after commissions, closing costs, prep work and your loan payoff. That way every decision, from repairs to which offer to take, is based on what ends up in your pocket.
🔹 How long does the whole process take?
Most of the work happens before the listing goes live, and prep usually takes a few weeks depending on the house. Once we're on the market and in contract, escrow typically runs about 30 days. You'll get a detailed timeline as part of your plan, built around the date you need to be out.
🔹 Can I buy my next home before I sell this one?
Often, yes. Depending on your situation there are options like bridge financing, renting back from your buyer after closing, or lining up both escrows to close together. We'll map out what makes sense before you commit to anything.
🔹 I'm selling an inherited home, a trust property or a parent's house. Can you help?
Yes, I do this all the time and I'm a Certified Probate Real Estate Specialist. I'll work alongside your attorney, CPA or trustee, keep family members in the loop wherever they live, and connect you with estate sale companies, move managers and cleanout crews if the house is still full.
🔹 What if I'm moving out of the area?
Much of the process can be handled remotely, so you don't need to be here for every step. I also know great agents across California and around the country, and I'm happy to connect you with someone I trust wherever you're headed.
