About the Seascape Resort
Let me be direct about what this one is, because it matters. Seascape Resort is a hotel, not a residential neighborhood. It is a condominium hotel property on Seascape Resort Drive in Aptos, where individual units are separately owned but operated as part of a hospitality business. If you are looking for somewhere to live, this page is not it, and I would rather tell you that plainly than let you find out after an offer.
What units here actually are is an investment. Owners typically buy for the rental program, for personal use a few weeks a year, or as the replacement property in a 1031 exchange. The units are not designed or permitted for full time occupancy, and the governing documents, the rental management agreement and the occupancy rules are the substance of the purchase rather than the square footage or the view.
If that is genuinely what you are after, there are real questions worth working through before you commit. How the rental program splits revenue and expenses, what the management agreement obliges you to, how reserves are funded, what the occupancy limits actually say, how the property is financed given that lenders treat condo hotels differently from residences, and what the tax treatment looks like in your particular situation. None of those are deal breakers on their own and all of them belong on the table early.
For a 1031 exchange specifically, the timelines are unforgiving and the rules about what qualifies are narrower than people expect. That is a conversation to have with your tax advisor before you are under contract rather than during the identification period, and I work alongside advisors rather than in place of them.
The setting is genuinely lovely, which is why the resort exists. It sits on the bluff above the beach at the southern end of Aptos, with long views over Monterey Bay, the Seascape Village shopping a few minutes away, the Seascape Golf Course nearby, and the Forest of Nisene Marks State Park with its ten thousand acres of redwood trails a short drive inland.
If what you actually want is to live near this stretch of coast, the surrounding residential areas are where to look and they are excellent. Seascape itself has the deepest concentration of resort style condominiums in the county, most of them single level with ocean views and an association handling the exterior. Seascape Uplands is the gated hillside community above, Seascape Beach Estates sits nearest the water, and Rio del Mar is immediately north with beach flats and hillside streets both.
Aptos generally is unincorporated Santa Cruz County rather than a city. There is no hospital here, with Dominican Hospital in Santa Cruz serving most of the area and Watsonville Community Hospital closer to the south. The Aptos branch of the Santa Cruz Public Libraries serves the community and Cabrillo College is a short drive up Soquel Drive.
On price, Aptos ran a median sale of about $1.24 million through the summer of 2026, up roughly four percent year over year, with homes going into contract at a median of about 17 days. That figure describes residential property and does not apply to condo hotel units, which trade on rental income, occupancy rules and financing terms rather than on residential comparables.
