At home in the Almaden Valley
Almaden Valley occupies the southwestern corner of San Jose, tucked against the hills in the 95120 zip code, and its name carries one of the most significant industrial histories in California. The New Almaden mercury mine, whose claim was filed by Andres Castillero in 1845 and which Barron, Forbes and Company took over the following year, became the most profitable mine in the state. Through the 1860s and 1870s it produced more total value than the gold mines it supplied with mercury for ore processing, and it operated for roughly 135 years until 1975.
That history is preserved today as Almaden Quicksilver County Park, more than four thousand acres of trails through the old workings, designated a National Historic Landmark district. Casa Grande, built in 1854, houses the New Almaden Quicksilver Mining Museum. Most neighborhood guides never mention any of this, which is a shame, because it is the reason the place has the name it does.
The modern neighborhood is 1970s and 1980s suburban development, detached single family homes on generous lots against the foothills, with newer construction layered in since. It is one of the more consistently affluent parts of San Jose and one of the quieter.
The terrain matters for the long run. Streets rise toward the hills, driveways slope, and homes are frequently multi level. That is fine at sixty and becomes the deciding factor at eighty five, and I walk the approach as well as the interior when advising a client on whether a particular house will still work in a decade. Attached and single level inventory here is limited, so downsizing often means leaving the neighborhood.
Schools are split, which is unusual and worth knowing. Depending on the parcel, this area is served by San Jose Unified, Campbell Union or Los Gatos Union districts, with Leland and Pioneer high schools and Bret Harte and Castillero middle schools among those serving the area. Assignment moves prices here, so I verify it parcel by parcel rather than trusting the neighborhood name.
For daily life, Almaden Plaza covers shopping, Almaden Lake Park gives you flat waterside walking, and the Almaden Golf and Country Club is in the area. The San Jose Public Library runs an Almaden branch, the city’s Active Adults 50 and Over program operates at the Almaden Community Center, and Good Samaritan Hospital is close, which is a real advantage on this side of the city.
Highway 85 runs along the northern edge and Highway 87 connects north toward downtown, with VTA light rail and Caltrain accessible at Diridon or the Blossom Hill station. This remains a neighborhood that assumes you drive for most things.
On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. Almaden Valley trades well above that citywide figure, with lot, view and school assignment doing most of the work in any individual number. My San Jose home prices page tracks the trend and the full San Jose area guide covers the rest of the city.
Most of the owners I meet here bought when the orchards were only recently gone and are now holding an asset worth many multiples of what they paid. Between capital gains, what Proposition 19 now means for passing the house to your children, and the question of where in this county you could actually move to, there is real planning to do. That is my full time work with older adults and their families. Book a call with me for a candid conversation, or read about my selling process.
