See It First with Compass: Find Silicon Valley Homes Before Everyone Else Does
Compass is offering a new program called See It First™, and it changes when you get to see a home. Private exclusives and coming soon listings from across the Compass family of brands now show up in one place, often before they appear on Zillow, Redfin, or the MLS, and some of them are only available when you work with a Compass agent. I'm Seb Frey, a Compass broker associate in Los Gatos, and I'd love to be that agent for you.
What See It First actually is
In late 2026, Compass rolled out the first full redesign of Compass.com in about a decade, and the centerpiece is a section called See It First. It gathers up homes in the earliest stages of being marketed, the private exclusives and coming soon listings that used to live mostly inside agent networks and group texts, and gives them their own badges and landing pages right inside the search. It covers listings from all nine Compass brands, and Compass is backing it with a multimillion dollar national ad campaign, so you're going to be hearing a lot about it this fall. Both HousingWire and Inman covered the launch if you'd like the industry's take.
The simplest way I can put it is this: most buyers start on the same handful of websites, which means most buyers are looking at the same homes at the same moment and competing for them on the same weekend. See It First is Compass's way of giving its clients a head start. Some of these homes you can browse on Compass.com yourself, but others are shown only to people who are working with a Compass agent, and that second group is exactly where having the right agent in your corner makes the difference.
How a Compass listing reaches the market
Compass sellers can bring a home to market in three phases, and I go deeper on the early ones on my Compass Coming Soon and off market homes pages. See It First is your window into the first two, before the rest of the world is paying attention.
Private Exclusive
The home is marketed quietly to Compass agents and their clients. There's no public listing, no online price history, and no days on market clock ticking in the background.
Coming Soon
The home is announced before it's fully live. Buyers who are paying attention can get their financing and questions lined up, and the seller starts hearing real feedback on price.
Full Market Launch
The home goes on the MLS and out to every public website. By this point, See It First buyers have already had time to look, think it over, and plan their move.
Want the first look at homes in your neighborhood?
Whether you're looking in Los Gatos, Saratoga, Campbell, Willow Glen, Cupertino, or over the hill in Santa Cruz County, tell me what you're hoping to find. I'll set you up with See It First homes that fit, including the ones you won't find on the public sites.
Why this matters if you're buying in Silicon Valley
Anyone who has bought a home in Silicon Valley in the last few years knows the pattern. A good house hits the market on a Thursday, dozens of groups walk through it over the weekend, and offers are due Tuesday. You end up competing on price and terms against people you'll never meet, and you get about four days to make one of the biggest financial decisions of your life. Seeing a home earlier doesn't guarantee you'll get it, but it gives you something that's very hard to buy in this market, which is time.
That means time to walk through twice, time to get an inspector's opinion or a contractor's quote before you're up against a deadline, and time to talk it over with your family, run the numbers on a mortgage calculator, and check in with your lender without feeling rushed. Sometimes, when a seller is testing the waters privately, it also means the chance to have a real conversation about price and terms before a bidding war ever gets started.
It's especially true for the homes my clients are looking for
A lot of my work is with people over sixty and the adult children helping them, and the homes they want are exactly the ones that disappear fastest around here. Single level homes, houses with a ground floor primary suite, and condos near downtown Los Gatos or Campbell with an elevator and no stairs to the front door are all in short supply, and when one comes up it rarely sits for long. Getting a look at those homes before the general public does is one of the most practical advantages I can give a client.
Why more sellers are choosing to launch this way
The other side of See It First is the seller, and this is where it gets interesting for longtime homeowners. When a home sits on the public market, every day shows up on Zillow and every price reduction is recorded for anyone to see. Buyers notice that history and they use it in negotiations. Launching privately first lets a seller test a price and gauge real demand without piling up days on market or leaving a public trail of price cuts. If the feedback says the price is right, you move forward with confidence, and if it says adjust, you can adjust quietly before the big public launch. If you're curious where your own price might land, my home valuation page is a good place to start.
Compass says its own research found that homes marketed with a strategic pre-market phase sold faster over the twelve months ending March 31, 2026. I'd take any company's research about its own product with a little healthy skepticism, but it lines up with what I've seen locally. A home that goes public with buyers already circling tends to do better than one that launches cold.
For many of my clients, privacy matters just as much as price. If you've lived in your home for thirty or forty years, the thought of a sign in the yard, strangers photographing every room, and a steady stream of open house traffic can feel like a lot, especially when you're also juggling a downsize, an estate or probate sale, or a family transition. A quieter launch can make the whole process feel far more manageable.
Get on my See It First list
Tell me a little about what you're looking for and I'll reach out personally. We'll talk through your timing, your must haves, and the neighborhoods you love, and then I'll start sending you See It First homes that fit, along with anything I hear about through my own off market network. There's no cost to talk and no pressure to decide anything on the first call.
See It First questions I'm hearing
Do I need a Compass agent to see these homes?
Some See It First homes are visible to anyone searching on Compass.com. Others are shared only with clients of Compass agents, so working with a Compass agent is the way to see the full picture rather than part of it.
What does "signing with you" actually involve?
Under the rules most agents work under today, you'll need a written buyer agreement with an agent before touring homes together, so this is something you'd do with any agent you choose. I'll walk you through the agreement, including how compensation works, in plain English before you sign anything, and I'm always happy to answer questions first.
Are See It First homes priced higher?
Not necessarily. Some sellers use the private phase to test a price and see how buyers react, and the price can move either way based on that feedback. These homes are still negotiated just like any other home.
Will I miss homes listed by other brokerages?
No. I search the entire market for my clients, including MLS listings, other brokerages' coming soon homes, and off market opportunities I hear about through my network. See It First is an extra layer on top of all of that, not a replacement for it.
I'm thinking about selling. Can my home be part of See It First?
If you list with me at Compass, a private exclusive or coming soon launch is one of the options we'll talk through together. I'll give you my honest recommendation for your specific home, and sometimes that recommendation will be to go straight to the full market.
Are there any financing perks?
Compass is currently advertising an offer through Rocket Mortgage for eligible Compass clients, either a 1% interest rate reduction for the first year of the loan or a lender paid credit of 0.75% of the loan amount up to $6,000. There are restrictions and it isn't a commitment to lend, so check the fine print on Compass's See It First page and ask me for the current details and I'll help you compare it with other lenders.
Where do you work?
I'm based in Los Gatos and work throughout Silicon Valley, including Saratoga, Campbell, San Jose, Willow Glen, Cupertino, and Sunnyvale, as well as Santa Cruz County.
See It First™ is a service mark of Compass, Inc. Mortgage offer details are provided by Compass and Rocket Mortgage, LLC (NMLS #3030, NMLS Consumer Access), are subject to change, and additional restrictions and conditions apply.
