At Home in Monte Sereno
Monte Sereno is not a Los Gatos neighborhood. It is its own incorporated city, roughly 1.6 square miles wedged between Los Gatos and Saratoga, with about four thousand residents and its own city council and manager. It incorporated in 1957, specifically to avoid being annexed by its larger neighbors, and it has spent the nearly seventy years since protecting exactly the character that motivated the vote.
The most unusual thing about the city is what it does not have. There is no commercial zoning inside Monte Sereno, which means no shops, no restaurants, no gas stations and no office buildings. It is residential from edge to edge. Residents drive a few minutes into Los Gatos or Saratoga for everything, and that is by design rather than by accident.
Before the houses, this was rural land of ranches, orchards and dairies in the early 1900s. John Steinbeck lived here in the late 1930s, and the city maintains a page about his connection to the area, which is a rare case of a local literary claim that holds up under checking rather than dissolving into folklore.
The housing is high end and semi rural in feel, large homes on large lots screened behind mature trees, more comparable to Atherton or Woodside than to a typical Santa Clara County suburb. There is effectively no condominium or townhome stock and very little small single level inventory, which matters for my clients: downsizing within Monte Sereno is generally not an option, and a move usually means going to Los Gatos, Campbell or further.
That is worth planning for well in advance. A two acre property with a long drive and a multi level house is a wonderful place to spend your fifties and sixties and a demanding place to spend your eighties. The families who navigate it best start the conversation years before anything is urgent, when there is still time to choose rather than react.
Monte Sereno has no school district of its own. Children here attend Los Gatos Union School District schools for kindergarten through eighth grade and the Los Gatos-Saratoga Union High School District for high school, which is a significant part of what supports values here.
For everything else, downtown Los Gatos is minutes away with restaurants, the library and the town’s senior services, Saratoga Village and Hakone Gardens are the same distance the other way, and El Camino Health’s Los Gatos Hospital is close. Vasona Lake County Park and the Los Gatos Creek Trail provide the flat walking the hills here do not.
On price, Los Gatos ran a median sale of about $2.7 million through the summer of 2026 and Saratoga around $4.2 million. Monte Sereno generally sits at the upper end of that range, and with so few sales in any given year, pricing a property here depends on genuinely comparable estate sales rather than on any median. Selling in Monte Sereno means reaching a small, well advised buyer pool and presenting a property that is often unique rather than comparable. It also carries the tax complexity that comes with very long ownership and very large appreciation, including what Proposition 19 now means for passing a property to your children.
