At Home in Edenvale

Edenvale sits in south San Jose and its name says what the early settlers thought of the land, a valley fertile enough to invoke the Garden of Eden. It was orchard and dairy country through the late nineteenth century, and it holds one of the more remarkable buildings in the city.

The Hayes Mansion was built between 1903 and 1905 by the Hayes family, whose fortune came from mining and newspapers, and it runs to 64 rooms across roughly 41,000 square feet. The City of San Jose bought it in 1985 and reopened it in 1994 as a conference center and hotel, which it remains today. It is the kind of landmark most cities would build a neighborhood identity around, and it sits right here.

There is a second piece of local history that people remember even more fondly. Frontier Village, a western themed amusement park, operated from 1961 to 1980 on part of the old Hayes gardens, and for a generation of Santa Clara Valley children it was the place you went. The site is now Edenvale Gardens Regional Park, and the rest of the surrounding land became housing after the park closed.

The housing is largely 1970s and 1980s suburban development, detached single family homes on flat lots, with newer construction layered in. Flat terrain and a good share of single story homes make this one of the more practical parts of San Jose for anyone thinking about the next twenty years.

Schools run through the Oak Grove School District for the elementary and middle grades and East Side Union High School District for high school, with Andrew P. Hill High and Caroline Davis Intermediate among the schools serving this area. Assignment depends on the parcel and I verify it on every listing.

Edenvale Gardens Regional Park is the neighborhood’s own green space, with flat paths and the historic gardens, and Hellyer County Park with its velodrome is a short drive east. Everyday shopping runs along Monterey Road and the Blossom Hill corridor.

For services, the San Jose Public Library runs branches in south San Jose, the city’s Active Adults 50 and Over program operates at nearby community centers, and Santa Clara Valley Medical Center is the county trauma center, with Kaiser San Jose closer on Cottle Road.

Highway 101 runs along the eastern edge and Highway 85 is close, with VTA light rail serving the Santa Teresa corridor nearby. That transit access is genuinely useful for anyone who would rather not drive across the city.

On price, San Jose ran a citywide median sale of about $1.4 million through the summer of 2026, down roughly three and a half percent year over year, with a median of about 21 days to contract. South San Jose neighborhoods like Edenvale generally trade below the citywide figure, which is a large part of their appeal.
