If you’ve lived in Mountain View for a while, you already know this address. Villa Toscana Memory Care sits at 939 W El Camino Real, on the old Frankie, Johnnie & Luigi Too! site, and the family that ran that restaurant for decades rebuilt it as a three-story building with their restaurant downstairs and two floors of memory care above it. I toured it recently with my camera, and the photos in this post are the ones I took that day.
Key Takeaways

I’ve been selling homes in Silicon Valley for more than 23 years, and as a Certified Senior Advisor (CSA), Seniors Real Estate Specialist (SRES) and Certified Aging in Place Specialist (CAPS), most of my work is with longtime homeowners and the adult children helping them. A lot of those moves start with a diagnosis, and the family ends up choosing a memory care community and figuring out what to do with the house at the same time. I wrote this for those families.

From Frankie, Johnnie & Luigi Too! to Villa Toscana
Frankie, Johnnie & Luigi Too! was a fixture on El Camino Real for more than 60 years, and plenty of longtime Mountain View families have a birthday or two that happened there. When the D’Ambrosio family decided to redevelop the property, they chose memory care for the upper floors and brought the restaurant back on the ground floor under a new name, Giorgio’s Italian Grill & Pizzeria, which reopened in June 2024. The Mountain View Voice covered the reopening if you want the backstory.
The building has a warm, Tuscan look, which is where the name comes from, and it won the small footprint category in the 2025 Senior Housing News Architecture and Design Awards. More important to me, it’s a local family’s project on a site the neighborhood already knows, and that tends to show in how a place is run.

What It’s Like Inside
Each of the two upper floors is its own memory care neighborhood with a dining room, lounges and activity space, so residents don’t have to go far for anything. The common areas get a lot of natural light, and the hallways loop around rather than dead-ending, which helps residents who like to keep walking. You’ll also notice wood-tone paths in the flooring and handrails along the walls.

The entry lounge on one of the memory care floors, with a door out to one of the patios.
One small detail I liked is the display case next to each resident’s door. Families fill them with photos and keepsakes, and it helps residents find their own room without having to remember a number.

A common area with dining tables and a piano. Each resident door has a display case beside it for photos and keepsakes.

Suites and Bathrooms
Villa Toscana offers private, semi-private and shared suites, and you can see the layouts on its floor plans page. If your parent is bringing furniture from home, get the room dimensions and bring a tape measure to the tour. A familiar chair and their own bedspread do a lot to make a new room feel like home.

A furnished private suite with a queen bed and three windows.
The suites have a wardrobe, their own heating and cooling, and an emergency pull cord.

The bathrooms are roomy enough for a caregiver to help, with grab bars, a roll-in shower with a fold-down seat and a handheld showerhead, and another call button.

A granite vanity with an LED light bar in one of the unfurnished suites. Note the lack of a mirror, which is by design.
Dining and Giorgio’s Downstairs
Each floor has its own dining room with a serving kitchen and big windows, and one of them opens right onto a covered patio. The chairs have arms and casters, which makes sitting down and standing up easier for residents and for the staff helping them.

Having Giorgio’s downstairs is a nice bonus for families. Taking Dad down for a slice of pizza at a place he’s been going to for 40 years, then bringing him back upstairs, is a kind of normal you don’t find at most memory care communities.
Daily Life and Outdoor Space
Residents get help with bathing, dressing, meals and medications, and trained staff are on hand around the clock. Villa Toscana posts an activity calendar with daily exercise and social events, and it offers outings, scheduled rides to medical appointments, a salon, housekeeping and laundry.

The outdoor space surprised me for a building on El Camino. There’s a long balcony along the street side (outside the secure area, so it’s mostly used by visiting family), a covered patio and a terrace with a shade sail and raised garden planters. Getting outside every day makes a real difference for people living with dementia, so ask how often residents use these spaces.

Who Runs Villa Toscana
Villa Toscana is operated by Calson Management, a family-owned senior living company run by Alana Reyes and her son Jason Reyes. Alana has more than 30 years in senior living, and the company runs communities around California. You can meet the local team on the Our Team page.
What Villa Toscana Costs
Villa Toscana doesn’t publish its rates, but on my visit I was told a “Jack and Jill” studio starts at $6K per month and the largest “suite” goes for $8K – plus the care package, which runs between $1K and $5K per month on top. It’s a private-pay community, and Medicare doesn’t cover room, board or personal care in memory care. When you get the quote, ask for it in writing with the monthly rate for the suite type, how care fees are set, any one-time move-in fee and what’s billed separately.
Most families I work with pay for memory care with some mix of savings, long-term care insurance and the parent’s home. If your parent is a veteran or the surviving spouse of one, look into the VA’s Aid and Attendance benefit. When the house is the biggest asset, timing is the hard part, because care usually can’t wait for a sale. Here’s how one family sold Mom’s rental property to pay for memory care, and here’s what to know about power of attorney and real estate if your parent can’t sign anymore. You can also check my Mountain View home prices page to see what homes nearby are selling for.
Location
Being right on El Camino makes Villa Toscana easy to visit, with parking on site and quick access to Highways 85, 237 and 101. Family coming from Palo Alto, Los Altos, Sunnyvale or Cupertino can get there without much trouble, and downtown Castro Street and El Camino Hospital are close by. If you’re new to the area, take a look at my guide to living in Mountain View.
Other Memory Care Options Nearby
Some families like a memory-care-only building because everything is built around dementia. Others want a community that also has assisted living, so a parent can move in earlier or a couple can stay in the same building. If that’s you, compare Villa Toscana with Belmont Village Sunnyvale, Ivy Park at San Tomas and MorningStar West San Jose, or look at smaller residential care homes. My guide to independent living, assisted living and memory care explains the differences, and if you’re just getting started, read moving a parent with dementia first.
Questions to Ask on a Tour
- How many caregivers are on each floor during the day and overnight?
- What dementia training does the staff get?
- How do you handle wandering, falls and sundowning?
- Can residents receive hospice care here?
- Which doctors or therapists visit the building?
- How often do residents get outside?
- How and how often will you update our family?
If you can, visit twice, once on a scheduled tour and once around lunchtime. Ten minutes watching the dining room will tell you more than the brochure.
