At Home in the Edelen Historic District

The Edelen District sits just south and east of downtown Los Gatos and is one of five historic districts the town formally designates, listed officially as the University-Edelen district. It grew out of the historic Mason Tract, subdivided beginning in September 1880, which makes it one of the earliest pieces of platted ground in what became Los Gatos.

The housing reflects that age. Victorians, Craftsman bungalows and Colonial Revival homes sit on modest town lots along quiet streets, most of them within an easy walk of Santa Cruz Avenue and Main Street. Like the Almond Grove a few blocks west, this is a neighborhood where the houses are the reason people buy, and the town’s historic district standards are what have kept them intact.

For a seller, historic designation is worth understanding before you list rather than during escrow. It supports value by protecting the streetscape, and it does add a review process for significant exterior changes. In practice the buyers who want an Edelen District house are not looking to strip it, so the restrictions matter less than people fear, but the conversation should happen up front.

The appeal for older residents is the same thing that makes the district desirable generally, which is that you can live here without driving for most of what you need. Downtown restaurants, the farmers market and the Los Gatos Public Library are within walking distance, the town’s senior services program operates from the Adult Recreation Center on East Main Street, and LGS Recreation runs a full slate of classes and trips for the 55 and over crowd.

The honest limitation is the housing itself. Century old homes come with stairs, narrow hallways and a maintenance burden that grows rather than shrinks. If you have been in one of these houses for decades and it is starting to work against you, that is a solvable problem, and the buyer pool for this district is deep enough that a well prepared home does not sit.

Open space is close by. Oak Meadow Park and Vasona Lake County Park are a few minutes away and offer genuinely flat, shaded walking, and the Los Gatos Creek Trail connects from there all the way through Campbell into San Jose.

Schools run through Los Gatos Union School District, with Daves Avenue Elementary and Raymond J. Fisher Middle serving much of this area, and the Los Gatos-Saratoga Union High School District running Los Gatos High. I confirm the assignment on every listing rather than relying on the neighborhood name.

On price, Los Gatos ran a median sale of about $2.7 million through the summer of 2026, up roughly six and a half percent year over year, with a median of around 23 days to contract. Historic district homes here trade above the town figure when they are in good order and below it when deferred maintenance has piled up, and the spread between those two outcomes is larger than most sellers expect.
